3 steps to restoring a flood-damaged villa.

The severe climatic events of the last month have caused many Auckland residents to rethink where and how they live. The record floods wreaked havoc on thousands of homes, causing extensive damage that can be difficult to repair.

Auckland villas are particularly vulnerable to flood damage due to their old age and unique architectural features. If your Auckland villa has been hit by a flood, it's important to act fast to prevent further damage and start the repair process.

Step 1. Assess the damage.

The first step in repairing your flood-damaged Auckland villa is to assess the extent of the damage. This will involve a thorough inspection of the property, both inside and out.

You will need to identify all areas that have been affected by the flood, including the roof, walls, floors, foundation, and any electrical or plumbing systems.

Step 2. Get a plan.

Once the damage has been assessed, you will need to create a plan for the repair process.

This should include a detailed breakdown of all the work that needs to be done, as well as a timeline for when each step will be completed. You may also need to work with your insurance company to determine coverage and reimbursement for the repairs.

Step 3. Engage a villa specialist.

When it comes to repairing an Auckland villa, it's important to work with an experienced builder who understands the unique challenges of restoring these historic properties.

A skilled villa builder will have the expertise and knowledge to identify issues that may not be immediately obvious, such as water damage to the foundation or rot in the timber framing.

One of the first steps in the repair process is to address any structural damage to the villa.

This may involve reinforcing the foundation, repairing or replacing damaged framing, and ensuring that the roof and walls are structurally sound. Your builder may also need to assess the condition of the villa's electrical and plumbing systems, as these can be compromised during a flood.

Once the structural repairs have been completed, the focus will shift to restoring the villa's interior and exterior finishes. This may include repairing or replacing damaged flooring, walls, and ceilings, as well as restoring any decorative features such as trim, or stained glass windows.

Addressing any issues with dampness or mould is also a priority.

This may involve installing new insulation, improving ventilation, or treating the affected areas with anti-mould products. Your builder will have the expertise to determine the best approach for your particular property.
